More Eco-Friendly and Wiser Form of Property Investment

Similar to what has been happening to the higher education sector, increasing college costs continues to be a burden of parents and students, the mortgage crisis also continues dramatically. Since 2007, there has been a significant increase in the number of distressed properties. And so, a lot of American families are starting to consider the benefits and advantages they can get from buying a new home instead. According to a consultant from McCabe Research & Consulting, new residential homes usually cost higher per square foot, and then homes that are for resale.

However, the selling points are considerably strong as people find the expenses for custom built homes worthwhile and wiser than patronizing mortgage homes. As a matter of fact, different news sources have shown that the US new home construction industry started to peak at the right time in 2008. The housing projects started to rise by 6.9 percent in 2012, which translates to 760,000 housing. And according to Market Watch, construction of new single family homes rose to 4.7 percent, which is an annual rate of 539,000. A lot of realtors also consider investing in new home construction as lucrative as it has been the easiest and safest way to make money in the real estate industry. This holds true when the said industry reached its peak and new home construction was very in-demand. By just placing a down payment on a new home would mean profit gains for the investor. This was also when home builders hiked their average prices to $5,000 per month due to great demand from buyers but little companies do new home construction in 2005.

Aside from these investing and lucrative opportunities, home buyers can also enjoy the many benefits they can get from building their own house. A few common examples include customization, energy-sufficient house designs and mechanics, lesser need for maintenance, recently mandated building codes, house unit comes with warranty, fire safety and great financing schemes. New homes construction encourages buyers and home builders to work closely together as buyers can participate in the property designing process. Thus, it can create a desirable, better living space where families can look forward to a long-lasting stay in their own house. New home buyers can decide where the living room might go, or require the home builder to take into consideration their personal preferences and needs.

One of the latest trends in this industry is the goal to use more energy-sufficient home designs and strategies. This was made possible with the amendments made in the building codes having the International Energy Conservation Code in 2009 as the most recent changes made. Some of the features that include in this code include higher efficiency insulation, windows and doors, according to the National Association of Home Builders. This means that new homes construction projects will be designed with three to four paned windows to minimize the transfer of heat, thus there will be less need for air conditioning units that are a factor to production of Greenhouse gases.  Soon to be new home owners can also expect to opt for buying green appliances and systems as the house will be designed after energy-sufficient mechanics.
